A location on Warwick Road could house a 13-story, 88-apartment project proposed by the developer and due for consideration next week.

Jumani submitted plans in September 2020 for the vacated former MKM House site, which is located between the Trafford Pub and Warwickgate House on Warwick Road between the two sporty Old Traffords.

Various plans for the site had previously been submitted, most recently in 2016 when a 12-story project with 89 apartments was approved but not delivered due to profitability issues. Jumani then bought the site for an undisclosed sum.

The developer is advised by Avison Young and the project was designed by the architect 5plus, who also carried out the renovation of the town hall opposite in 2013. Jumani offers a mix of one- and two-bedroom apartments with amenities like a bike repair shop, 24-hour gym, lounge and common room, and communal gardens.

Jumani’s motion, based on six objections received, goes before the Trafford Planning and Development Committee and is routed with officials who wish to approve, subject to statutory agreements.

Although there is an additional floor compared to the approved scheme, the applicant said the scheme now shows improved architectural response, bulk, and detailing, with changes including an active street frontage and common area including a garden and rooftop terrace.

Objections include one from the Warwickgate House Residents Association who raised concerns about issues such as parking.

Officials aim to grant approval based on the conditions that are met, including a 10% provision of affordable housing and contributions to education, open space and sports funding programs.
